Two Mansur developments recognized with Monumental Affairs Awards

November 2007

Keep Indianapolis Beautiful hosted the 30th annual Monumental Affairs Awards for Excellence celebration on November 8.  The Monumental Affairs celebration is the premiere design award event in Indianapolis recognizing excellence in design, construction, development, and beautification.  Mansur has a long history of prior projects being honored through this program, having received 16 prior Monumental Affairs Awards for Excellence over the past 20 years.  Prior projects receiving recognition include the Farm Bureau Headquarters, the Omni Hotel, Watermark on the Canal, 120 Monument Circle, Fall Creek Place, and Raphael Health Center

In 2007, Mansur added to its awards collection with Monumental Affairs Awards for two recently completed development projects: Douglass Pointe Lofts and Herron High School.

The Douglass Pointe Lofts live/work development located at 25th and Delaware Street received an Achievement Award for Outstanding Project/Community Development.  As part of the Fall Creek Place master plan, Douglass Pointe Lofts includes nine for-sale condominiums totaling over $3.6 million in sales.  Mansur developed the project in conjunction with Minkis Homes, who served as the project builder and sales agent.  Businesses in Douglass Pointe Lofts include a graphics design firm, advertising company, hair salon, fitness center, and gourmet food market.  Douglass Pointe Lofts is the first true live/work initiative in Indianapolis and has helped spur additional interest in this product type in other urban neighborhoods in Indianapolis

Herron High School, located at 16th and Pennsylvania Streets, received a Merit Award for Innovative Reuse.  Constructed in 1906 and designed by prominent local architecture firm Vonnegut and Bohn, the 35,000 square foot Herron Museum Building was built to house the John Herron Art Institute, which later became Herron School of Art through IUPUI.  The building was vacated in 2005, and Mansur helped find a reuse for this historic structure with Herron High School - a start up charter high school.  Mansur served as the project developer and owner's representative for Herron High School, helping to structure the unique project financing which includes use of federal historic tax credits.  Mansur also crafted the $10 million development plan for the entire reuse of the 3 ½ acre Herron campus, which includes redevelopment of two other historic buildings plus new construction of additional live/work condominiums.
